Our weather is brutal on asphalt. The intense UV rays in July bake the shingles, causing the asphalt to dry out and lose its grip on the granules. Then, the spring hail storms knock them loose.
The Danger:
Once your shingles lose their granules, they are “bald.” The UV rays will eat through the fiberglass mat underneath in a matter of months. This leads to cracks and water intrusion.

2. The Chimney Gap (Flashing Failure)

The metal strip that connects your chimney to your roof is called flashing.
